Our introduction to Fieldside came through a business referral from an existing client. Our team was immediately impressed by Fieldside’s level of sophistication – as we learned they had created special districts and successfully oversaw two PID Bond issuances independent of any consultants.

Despite being successful in this space before meeting our team, Fieldside was equally impressed by the strategic value our team brought to the table and began asking for our advice on all their transactions. Mitchell and Terence quickly engaged us to support a wider portfolio of projects—including new acquisitions, entitlement amendments, and long-range public finance planning. This strategy has allowed Fieldside to focus on what they excel in- acquiring promising properties and expanding their relationships with municipalities and builders, while our team leads the entitlement and financial process.

Since formalizing our relationship, T. Wilson has worked closely with the Fieldside team to advance multiple development opportunities across the region. In less than a year, this partnership has already resulted in two successfully approved development agreements, with several additional projects progressing through entitlement and pre-development phases.
Fieldside focuses on smaller, growing markets, where the ability to overcome infrastructure gap challenges at scale becomes increasingly imperative, as it is necessary to balance major infrastructure hurdles and absorb related costs over fewer lots than larger markets. By establishing a strong team—including Fieldside’s hands-on approach, experienced engineers and attorneys, and our team’s technical and financial expertise—we’ve been able to efficiently guide projects through the entitlement process, while also educating smaller communities on available financial tools, incentives, and infrastructure solutions.

Bonham: A Highlight of Success
One of the standout achievements in our partnership with Fieldside is the successful approval of a Development Agreement (DA) for their Bonham project. This 1,000-lot development is among Fieldside’s largest to date, with expected PID financing of approximately $51 million in gross PID bonds to be realized in phases over time.
To support this vision, our team led the establishment of a Tax Increment Reinvestment Zone (TIRZ), unlocking an additional projected $10 million in reimbursements for eligible public improvements above what would have been available with the PID alone. This flexible financing structure enables Fieldside to make early investments in critical infrastructure—including roads, utilities, and drainage systems—while ensuring a sustainable path for long-term cost recovery.
